Quindi, dopo alcune belle e-mail con la padrona di casa (che è responsabile del dipartimento pensioni di una GRANDE azienda), è stato stressante perché continua a spingerci a pagare un’enorme quantità di denaro per alcuni "difetti lamentati".
Questa volta decido di renderlo più serio e apprezzerei la tua opinione se questa risposta le farà cambiare idea o ci renderà più svantaggiosi?

I honestly find it a bad idea to write such a letter without consulting a lawyer. You never know what may or may not be used against you, especially if it’s a big company on the other side which definitely has their own lawyers.
Just join the Mieterverein and have a lawyer draft a response.
Stop and lawyer up.
if what you wrote at the end there about a HR issue related to housing is correct, then this has gone way beyond the point of lawyers ages ago.
As you were told before, the things you address in point 3 are completely irrelevant. Expecting to be handed a manual on how to adult is not going to work for you in Germany. And IIRC you said in your last posts that your work contract specifically mentioned that ventilation (through a ventilation system, not by opening the windows) needs to be kept on at all times.
You were told already days ago that you need a lawyer. Doing it yourself (and badly, by the looks of it) is a spectacular way to make things more expensive for you.
