
CIAO. Ho ricevuto il nuovo Nebenkosten Vorauszahlung per l’anno 2026, ma non capisco bene come sia questo Schätze. Negli ultimi 8 anni ho pagato 180e Nebenkosten e ora per posta vogliono aumentarlo a 240 mesi a causa di "Probabilmente avrete anche notato che il costo della vita è aumentato notevolmente negli ultimi anni. Naturalmente ciò vale anche per i costi aggiuntivi del noleggio." XD
È giusto aumentare il Nebenkosten di 60€? Afaik Miete resta lo stesso, 550 caldo, anche se Strom, Gas e tutto il resto lo paghiamo noi.costi aggiuntivi

Have you had to pay extra recently?
If your Miete “warm” stays the same your Nebenkosten couldn’t have been raised… your “kalt” Miete + Nebenkosten is your “warm” Miete – so either you’re confusing those two or there is something else going on.
~~Also it is pretty much impossible to know if those 60€ are “too high” – that depends on your latest Nebenkostenabrechnung – did you get money back (if yes how much) and if you didn’t how much had you pay extra? That’s the value your landlord is calculating any raise in Nebenkosten.~~
Generally speaking yes, compared to 2022 and in part 2023 the Nebenkosten for 2024 for example have skyrocketed, and your landlord is either seeing (from the bills they already got and do your Nebenkostenabrechnung next year) that this will continue to rise or “expect” that to be the case. So they want to raise the money they collect in order to prevent any big subsequent payment later.

I mean they give you their reasoning in writing – they have listed the numbers they expect next year, including your expected total of the year / 12 = 240,61€ of expected Nebenkosten and they raise your pre-payment to 268€ to give themselves ~10% for any unplanned expenses. That’s relatively normal, I’d say…
