    You can’t buy land somewhere like Dingle and get planning permission (unless you meet local need requirements and sometimes Irish language requirement). You will always get planning permission where there already is a structure. 

    Therefore in areas like this including Connemara, West Donegal, West Cork etc. a site with a derelict property is worth much more than a site, especially to someone buying as a holiday home or rental/airbnb.

    Add to this to the €70,000 grant (which is much less restrictive in how it’s spent than other grants, eg you ca use it for materials and do the labour yourself unlike SEAI grants) and this cottage will probably go for more!

    Obviously it depends on where exactly it is on the dingle peninsula, but €79k for a site with potential planning options isn’t a bad deal

    You’re paying for the land itself, the loopholes with planning permission, and the grants you get for doing up the existing dwelling. Depending on the area and how much land comes with it…this might actually be a solid deal

    The 70k grant to do up these is just going straight into the pockets of the fuckers selling them before the grant is applied for or drawn down.

    I work with someone who moved to dingle to be near his wife’s family. He says it is impossible to buy anything in Dingle as all viable houses are rented out as holiday lets. This will go for more than asking.

    You’re paying for the land, planning permission and the derelict property grant of 70k.

    Even if you’re someone who would get local needs on a greenfield site this is excellent value.

    That’s honestly not bad considering what I see to be a pretty decent amount of land in a very desirable part of the country. You’d also get the derelict homes grant up 70k to fix it up as well as stuff from SEAI. It would be a big project but if you were someone who had a few bob and wanted to invest in building either a home for yourself or (more likely) a holiday home for rental that price is a fucking steal. Some good sized gaffs that rent out around Dingle go for anything up to 800 a night, particularly if they’re made for groups (like rental for a stags/hens).

    To he honest there’s nothing wrong with this property. As someone who works in construction primarily in older stone buildings, this is a clean slate. Id rather buy this than something ‘livable’ for double the price that needs new heating system, a rewire and possible a new roof and repairs throughout. Less bullshit to deal with clearing the place out.

    People seem to be missing the point of this, you’re buying the land, the house makes it easier from a planning permission point of view particularly if you’re not from the area.

    It has mains water and electricity so no thats a major plus. Big reduction on connection costs.

    It looks like a large sites although the listing doesn’t say the site size, satellite photos look like.it could be an around an acre.

    For a location where you wont get planning on an empty plot without being local, ans being in one of the most scenic parts of the country, not a bad price at all really.

    Good solid walks without any of that insulation or damp proofing nonsense. No floor slab so you can stand directly on the ground. Cosy room sizes. Sounds great. Does it come with an outhouse?

    Its 1km north west of Annascaul, south facing view, grant suitable, electricity and water supplied to the house with two separate Structures. The immediate area is served by eir fibre (no NBI). No planning permission. Its a bargain.

    Tbf, land in dingle would be ideal to own. Build a bnb and you’ll be making decent cash.

    And as it’s been mentioned, if you can preserve those four walls as part of the massive house you’ll build adjoined to it, you’ll be able to avail of some schemes.

    Probably in the arsehole of Donegal too, so really only suitable for a holiday home/Airbnb, or some lucky duck who gets to work remotely. Either way Probably looking at €300k+ to make it into a fancy cozy cottage. Mental money.
