the 31st is not doable because it’s less than 14 business days in the future plus there are several public holidays. If you send the letter today it might not even arrive before Christmas, so you have to calculate with a letter that might arrive on the 27th or 29th due to the post being super busy around Christmas.
Since it’s the Christmas Holidays business pretty much stops in Germany until the 7th of January, so a deadline of 15th January would be suitable to give people who are on holiday until after the first week of January a fair chance to react to your claims.

Two things:
– Return of Mietkaution may not be due as your landlord has not done the Betriebskostenabrechnung for 2025 yet
– Repayment of half the rent for July would depend on the agreement with your landlord as put down in the contract. We haven’t seen it.
