Ho ottenuto la Nebenkostenabrechnung per il 2024 e ho la sensazione che il numero sia troppo alto per un appartamento di ~30 m2 + un grande balcone (~20 m2)
Ho davvero bisogno di qualche parere se questo è un importo normale da pagare in Germania.
Mi sembra eccessivo dato che il mio affitto è già piuttosto alto per questo piccolo appartamento. Ad esempio, non uso la bicicletta e sto pagando il posto bici che non è nel mio contratto (?) e l’importo per il riscaldamento e l’acqua è molto alto. Ricalcolano l’importo del riscaldamento utilizzando la quadratura dell’appartamento e, in caso affermativo, è incluso il balcone?

It is fairly high, yes – I had 2200-something Euro for last year, with a 102 square meter flat. (My warm water goes through electricity, so the bill would be higher if it came through the heating.)
However, there are so many factors going into this sort of thing that no one can tell you from what you got there whether it is *too* high. There are no fixed amounts that would be acceptable or not. It also has nothing at all to do with your rent.
Rather, for this to be wrong, there need to be mistakes, such as 1) they billing you for something you are not supposed to pay, 2) the distribution between flats being done incorrectly, 3) calculation errors.
If you want a real response, you need to take the whole thing, including the detailed bills you should either have received or can demand from the landlord (heating/warm water being the obvious one), to the Mieterbund.
What are you paying in Klatmiete and Warmmiete, I’m renting a 57 m^2 apartment and I’m paying 300€ kalt and 660€ warm, heating prices increasd big time in the last year, I also had to pay almost 800€ as nachzahlung.
It Looks like the whole Bills were counted towards you… example
Random Bill- 140,00 € / you share 40,33 – total 140,00 € … seems not correct. I would ask for the official Bills and the sharing key/math. Always good to be in the “mieterschutzbund”
If you it’s not in the contract, you shouldn’t pay for a bike spot. Also, it makes little sense (from that one page) that your part is higher than the “12 Monate” part for some costs.
Like, is it per month and then divided per flat or what is going on there? Those two columns are supposed to have some correlation for all values.
I would ask them to redo the sum or explain to you how each thing was calculated. Join a Mietverein if you can and also ask your neighbours what theirs looks like, if you get along with any of them.
