So che è passato un po’ di tempo, ma non avevo realizzato che avrei potuto ricevere aiuto su Reddit. In breve: ho affittato questo appartamento ma me ne sono andato presto. Secondo il contratto ho trovato qualcuno che subentrasse nel mio contratto di locazione (se non avessi trovato nessuno mi avrebbe addebitato 289 euro per la risoluzione anticipata). Pertanto il saldo del mio conto è di 291€ (289€ rimborsati + 2€ di credito della ricarica precedente).
Il mio deposito cauzionale era di € 309. Avrebbe dovuto trasferirmi 311€ nell’ottobre 2023, ma ormai siamo nel 2026 e non ho ancora ricevuto il pagamento. Gli ho mandato più volte email, ma non ha risposto a nessuna.
Cosa posso fare per ottenere i miei soldi? Allego uno screenshot del documento PDF in cui si afferma che mi trasferirà i soldi.
E un’altra cosa divertente: ogni pochi mesi mi manda un’e-mail promozionale per trovare inquilini per i suoi appartamenti e mi dà 25 euro, ma non risponde alle mie e-mail.

You could send ihm a more “official looking” Mahnung via post to scare him off, invest into a Mahnbescheid or sue him, or just write of the money. Not much more you can do
Give him a deadline and threaten him with a legal action.
You send him a „gerichtlicher Mahnbescheid“ from the court, if he does not react to it you now have an enforcable title against him.
If he pays, also fine.
If he does not pay AND rejects the claim, you sue him.
This also says that you need to pay him 289€ for moving out too early. Maybe he expects this payment first? Or if he subtracts it from your kaution, all you will be getting is like 20 bucks, right?
Did you opt in to the promotional emails he is sending? If not, you may charge him with a GDPR violation.
