
Come è legale che un’organizzazione di appartamenti o un edificio possa addebitarti un affitto più alto ma togliere i servizi e non ridurre l’affitto.
I clown a casa mia hanno smesso di avere una pattuglia di guardie di sicurezza, furti, atti vandalici e segni di feste nel fine settimana sono ormai una routine.
Sono andati avanti e hanno aumentato il nostro affitto nonostante la qualità dell’esperienza di noleggio fosse diminuita, non sembra giusto.
Nella foto qualcuno ha rubato dei mobili e ha allestito un soggiorno nella nostra piazza sì, accanto a un asilo nido. I detriti sono nel cortile da più di una settimana. Il che dice anche che a loro non importa davvero del posto. C’è qualcosa che posso fare?

No one can tell you if it is ok to increase the rent or if they have to decrease rent, only way to know would be to bring it to court. There will not be a law saying removing a security guard means you have to pay less rent.
But yea, its pretty common. In our complex people have started vandalizing walls with graffiti. The organization said “whats the problem, that makes the area more interesting”.
Something like a security guard would be paid through the Nebenkosten and unless you pay those pauschal (which is very uncommon outside of furnished/serviced apartments), the NK will go down if the cost is reduced.
Important is that the cops are after the motorists, that’s where the real money is made.

It depends if they raise the base rent or the ancillary cost (Nevenkosten/Charges). You can always ask for a breakdown of ancillary costs.
