Il mio nome è Mike. Attualmente vivo a Yerevan, Armenia (dal 2024).
L’anno scorso ho acquistato un appartamento e ho deciso di ristrutturarlo. La ristrutturazione è iniziata ad ottobre e ancora non riesco a finirla.
Abbiamo assunto un “progettista” e abbiamo firmato un accordo in cui si stabiliva che avrebbe realizzato il progetto di ristrutturazione e, allo stesso tempo, avrebbe gestito tutti gli appaltatori e i lavoratori.
Secondo il contratto, tutti i lavori dovevano essere completati entro 01.01.2026.
Oggi lo è 07.02.2026e il progetto non è ancora finito.
Hanno fatto un buon lavoro sui lavori comuni (piastrelle, elettricità, impianto idraulico, ecc.). Tuttavia, per quanto riguarda i mobili, hanno chiamato un imprenditore che è scomparso per tre mesi ed è riapparso solo dopo.
Quando finalmente iniziarono ad arrivare i mobili, quasi tutto aveva problemi:
- Hanno consegnato un armadio che non si adattava allo spazio, anche se lo avevano misurato. Hanno dovuto rifarlo.
- Poi ci hanno portato dei mobili da bagno di un colore completamente diverso da quello che avevamo scelto. Hanno rifatto anche quello.
- Una settimana fa ci hanno consegnato i comodini (li vedete nelle foto).
- Hanno fatto un buco nel muro che non ha alcun senso.
- Hanno disertato il tavolo che avevano preparato.
Quando ho affrontato il designer, non ha fatto altro che chiedermi se Avevo controllato il lavoro dei suoi appaltatori. Dopodiché, ha iniziato a urlare contro di me, dicendo che non avevo il diritto di pretendere nulla da lui. Mi ha anche detto di andare alla polizia o al tribunale e ha detto che nessuno avrebbe fatto nulla.
Ad essere onesti, ho anche alzato la voce: non tollero di essere trattato così.
Successivamente abbiamo risolto la questione. Si è scusato ed è venuto il giorno successivo per risolvere alcuni problemi minori. Mia moglie ed io abbiamo quindi deciso di aspettare fino alla consegna di tutti i mobili e di non pagare il restante 20%che secondo il contratto dovrebbe essere pagato solo dopo che il progetto sarà completamente completato.
Successivamente, il designer è scomparso di nuovo. L’impresario di mobili continua a dire che tutto sarà pronto “la prossima settimana”.
Dove posso andare e cosa posso fare per raggiungere una soluzione equa?
Mi sento come se credessero di essere intoccabili e di poter prendere i miei soldi solo perché loro sono gente del posto e io no.
Non sto cercando il dramma, ho solo bisogno di qualche consiglio generale su come proteggermi in questa situazione.

If the leftover work is equal to or less than the 20%, just kick them out.
To be fair, your hopes that things will be delivered on time in renovation are not real at all. No rennovation is done on time, at least here.
So, focus on the quality instead. You don’t want them to rush and make crap.
Also, if you contract assumes that you have to accept the work quality wise, and time wise, you have the right of not paying him the remainder. A lawyer will correct me if I’m wrong.
It would have been helpful to ask questions here before starting. You shouldn’t pay much if anything for furniture before it is made and delivered. Certainly not more than 50% of the price in my opinion.
Now you’re in a very tough situation. You should keep calling and bugging them to bring the rest, but you should definitely not pay any more until you have it all and it’s pretty acceptable to you.
You can in fact take them to court, they just know 99% of people would never bother. I’m not sure how it would go in court but I suspect the contractors would change their tune if they realized that otherwise they have a lawsuit to deal with.
