
Ciao ragazzi, sono cinese. Sono appena arrivato in Germania ed รจ la prima volta che affitto una casa.
Ho urgentemente bisogno di aiuto per una questione di affitto. Nel mio nuovo appartamento ci sono due grossi problemi:

Secondo l’annuncio il wifi dovrebbe essere incluso, ma non ce n’รจ.

Il riscaldamento รจ completamente freddo da giorni. Ho contattato il proprietario, ma lui mi ignora o non fa nulla al riguardo.
Cosa posso fare se il proprietario non risponde? C’รจ una scadenza che devo fissare?

For the WiFi, itโs possible they are just telling you that the apartment is wired for Internet, not that itโs necessary included in the rent.ย
You probably need your own contract.ย
1. What does it say in your contract? DSL could just mean that the apartment is equipped to get internet (i.e. all the cabling from the nearby substation is available), not that it’s included in the rent. This is highly uncommon, typically tenants are expected to get their own contract. You can have a look at https://www.check24.de for available providers and deals in your area.
1. Central heatings may only be switched on during cold periods, those might be defined in your contract somewhere. If not, check if the indoor temperature drops below 20C during daytime or 18C during night time. If it’s lower, by law the central heating must be activated.
Does your house have a facility manager or janitorial service (Hausmeister)? Often there’s a black board near the entrance with all communications and contact numbers for them. If the landlord doesn’t react, it’s worth checking with them directly (if any).

1. that is literally not what is said that is what the local provider offers. In Germany it is uncommon to have Internet included if you are a tenant

1. I think that’s saying whats available in the location. But it doesn’t matter what the ad says, it matters what is in your contract. If your contract doesn’t include wifi, then you need to get your own plan.
2. Floor heating does take time to turn on, but it doesn’t take days. Heating is included in the Nebenkosten? It usually is but not always.
There are Business Apartment/ Short-Term options that offer move-in-ready solutions, where everything (e.g. internet) is already set up.
For your case no one can tell, as we would need to see your contract.
The default in Germany is: empty apartment, electricity, internet/landline, tv tax all has to be dealt by the tenant.

Email or call the contact person, they help get involved for things like heating issues.
the above thing, does NOT say Wi-Fi is included.
It just says internet is available at that address.
and up to a whopping 100mbit and only DSL, soo, location doesn’t seem great to be honest.
(although, of course, it’s Germany, internet is lacking in many places you wouldn’t expect really)
as for the heating, I’d check with the neighbors if they perhaps have the same issue.
(we’ve had a similar thing here as well, where one of the apartments had some work done, so everyone below pretty much had to turn on the heating for a few days, so that the system circulates all the way up)
now, if internet IS included, it should say something in your contract, but I’d say, probably not, as in by far most cases, you have to find your own internet provider. (which is generally also the case, simply because a landlord would of course get a generic as cheap as possible internet contract, where you might need more than that)
