    L’obiettivo è facilitare la scoperta di appartamenti, case e immobili di investimento con strumenti di ricerca migliori, elenchi/agenti verificati e maggiore trasparenza rispetto alle opzioni esistenti.

    Mi piacerebbe sentire da:

    • Chiunque sia frustrato dalle piattaforme esistenti
    1. Quali caratteristiche renderebbero una piattaforma immobiliare veramente utile in Armenia?
    2. Quali sono le tue maggiori frustrazioni con gli attuali siti di elenchi?
    3. Saresti disposto a pagare una tariffa mensile per elencare le proprietà se la piattaforma fornisse contatti qualificati?

      Biggest problem are the same shitty clique of agents/brokers that gatekeep and cockblock information about the property until you jump hoops through them. They’re middle-men that, with rare exception, do not add any value to the process or transaction.

      Being able to bypass these people and actually get in touch with the owner would be helpful.

      Especially for the diaspora who do not have any ծանոտ and want to build roots in the country, but also don’t want to get swindled by some sleezeball that takes advantage of their unfamiliarity of the written and unwritten rules.

    2. This is a broader request regarding real estate. I’d like is a national public database of property purchase history. We don’t have to list names but I’d like dates and purchase prices. It’s important to understand market prices as both a buyer and a seller. It helps to temper unrealistic expectations by both buyers and sellers.

      I think it would be difficult to gain popularity in the local market, unless it’s mainly promoted to foreign buyers. The website itself looks modern and visually appealing. Personally, I prefer opening a map where apartments are displayed with prices, like on Idealista, List.am, and similar platforms.

      Get the sellers cheked out, meaning check that they are in Armenia, Yerevan and own the property. A lot of sellers are based outside of Yerevan and give dated information. It a real putdown when speak to a friend of a friend or a shady realtor that has no power or information.

      If your site only post the information given by the sellers and do not verify the information than it brings not to the table wat others also do. For this list.am is already an excellent site that is also upgrading itself.

      Looking at your site, you are focusing on Appartments in Yerevan not houses and land in the rest of Armenia correct.

      For me as a foreign buyer and investor I would like to see the following information.

      Verifed property conditions, not old pictures enhanced by AI or/and from 15 ago. With pictures of all the property (outside all angles, inside the house all room)not only the best room from 6 angles.

      Realistic property evaluation and asking prices with documents that back that up. with property borders and square m3. Drawings pf the hous and property. One buys the property in the state it is in, not what is has become in 4 years after investing 100k.

      Face to face talks to the owner and documents that proof that its the owner or a person that can sell onbehalve off the owner. Meaning by proof of a notary document of a notary in Yerevan/Armenia so this can be checked.

      The real adress of the property so one can see the property, and neighbourhood and speak to the neighbours. See the schools and shops and the acces roads of the area, to get a feel of it. And this information has to be shared on forehand on tge website not after paying an acces fee.

      So what I would like to see is a proper realtor office that we have in Europe. Not a guy/girl that just want to urn a percentage by doing the least amount of effort by just passing along the information given on a website.

      My guess is that your site will be the same as others and brings nothing new. Hope you proof me wrong and your will be the best ever, and all my greef will be solved.

      I love to buy property Armenia but its a real pain in the ass to through all the &_#@!?
