Salve, ho appena ricevuto il rapporto annuale dei servizi pubblici dell’anno scorso, questo è il mio primo anno qui in Germania e vorrei capire quanto sto pagando e se questo documento sembra legittimo, mi aspetterei un documento con il costo di ciascuno dei due mesi ecc. e non solo numeri.
Qualcuno potrebbe darmi qualche informazione, per favore, e anche qual è la tassa sulla proprietà. Non possiedo il posto, cosa dà?

Oh lawd. This is totally insufficient, and the landlord should be ashamed of themselves.
The individual positions look as if they are legit, as long as they are listed in your rental contract. Property tax may be passed on to the renters.
But it needs to be much more granular to be valid.
I’m sure that’s not the only sheet of paper you received. That one just looks like the summary.
what the hell is this? the landlord can’t be serious. usually you see the total costs, the calculations how much you owe for the duration you stayed in the apartment and some things like heating costs are often proved by providing a copy of the original bill the landlord received together with that Nebenkostenabrechnung.
this here is just a random list and you can’t even understand how all of this was calculated. ask for a detailed Nebenkostenabrechnung instead
It’s normal to be for the whole period, not split by month.
However it’s missing the calculations for each of the items and original bills.
Calculations e.g. amount X for the whole building divided by number of units / surface area and times your apartment.
