

Ciao zusammen, sono uno studente universitario e ho ricevuto pochi documenti via whatsapp dal mio precedente padrone di casa a dicembre e non capisco su quale base mi abbiano inviato questo calcolo. A proposito, vivevo in una piccola stanza di 9 metri quadrati2 e l’appartamento era condiviso tra cinque persone. Quando me ne sono andato, avevo chiesto il mio deposito e mi hanno detto che dopo i calcoli, lo avrebbero restituito l’anno successivo e ora questo è quello che ho ricevuto. (Ho vissuto qui da ottobre 2022 ad agosto 2023.) Sembra insolito e truffaldino? È comune dividere i costi in modo casuale senza considerare la dimensione dell’appartamento e altri criteri? what do you mean? they explained you how they calculated it. it was equally distributed to every student living there based on the whole year and they divided it further to show you the costs from 01.01.2023 – 15.08.23 so that it fits your stay.
what you see here is a Nebenkostenabrechnung, that’s mostly the heating and some other costs. however they didn’t provide any detailed bills, that’s what you should ask for
Dispute that. They did not account you leaving before the second heating period of the year. Ask for detailed invoices, bills whatever. Then redo the calculation, and see what comes up
There should be more pages with a detailed list of each cost for the Nebenkostenabrechnung 2023. And did they send you a Nebenkostenabrechnung 2022 before 31.12.2023. The Nebenkostenabrechnung needs a Details list of the Costs.
They are scamming you. It is normal to split a house’s costs among the residents but it has to be clearly defined how they do it. They also can’t charge you Nebenkosten from 2022. It’s too late for that. You need to ask them for the original bills for the house and have it itemized by their method of splitting. Also talk to your university’s Mietbund or your local Mietverein.

The sum for 2022 can be ignored as the deadline for 2022 was 31.12.23.
For 2023, they have to send you an itemized statement.
They billed you 50€ for cleaning.
They have a deadline to send those costs, it can only be until 31.12 of the next year, so you can reject paying the 2022 costs.
My landlord does considerate area occupied, although not persons living there or if you are a business rather than person. Anyway, idk the regulation for that but I’d assumed asking for calculation by sqm is decent.
If you are in a Mieterverein, ask them.
