      You can’t use 2010 for Ireland as there was a rental crisis after the last crash, so many people left we had a massive over supply and people were getting massive discounts on rent. You need to compare to the price pre crash here

      In terms of the growth of rent prices overtaking the growth of house prices, we’re clearly an extreme outlier compared to the rest of the EU.

      You couldn’t give houses or apartments away in Ireland from 2008 to 2011. You could name your rent and if you couldn’t get rock bottom you just moved Tom the many vacant properties near you that couldn’t find tenants.

      Figures for Ireland were also inflating from a higher base than most.
