Ciao! Mi sono trasferito in Germania alcuni mesi fa e ho trovato una casa in affitto in una settimana. Fortunato, vero? Beh, la mia Vermieterin è stata davvero un inferno, e sono abbastanza sicuro che si stia approfittando del fatto che sono ignorante in materia di leggi tedesche. Dato che presto lascerò il mio appartamento, vuole che mi occupi io delle *Besichtigungen*. È strano, secondo me, ma era nel *Mietvertrag*, quindi non posso lamentarmi… Ma ora che sono andato in vacanza per *Osterferien* in Spagna, è arrabbiata con me perché non riesco a organizzare le visite e dice che non avrei dovuto dare a qualcun altro le mie chiavi per fare le visite invece di me. Nella foto potete vedere l’unica clausola del mio contratto che riguarda le *Besichtigungen*. Non credo che quello che mi chiede di fare sia scritto lì, ma forse la pensi diversamente? Because you are already leaving on a set date you have as stated a “Mitwirkungspflicht” and need to make possible any “Besichtigung” that was announced at least 3 days prior to the date.
And if you can’t *you* have to give a new date when you can.
Giving a trusted friend the keys while you are on vacation would indeed have been an easy solution.
You have the obligation to allowed a future tenant to see the flat. At the same time you don’t have to be available always and at any time.
It’s a balance between yours and your landlords interests.
So the question is how long are you out of country and how much time ti’s left? If you have 6 month left and you leave the country for one week, then the possible tenant can come at any other time. If it’s only one month left and your are out for 3 of the 4 weeks then your landlord is rigth and you have the obligation to make a visit possible.
