      Argument goes that if you take HAP you will never get them out. If they stop paying – you’re fucked as you will have to go to court to get them out.

      On the other hand, you won’t be able to raise your rent prices illegally if in a rent pressure zone if your tenants are on HAP.

      All in all – a waste and transfer of taxpayer money to private interests. The money would be better off spent investing in social accommodation.

      You can’t legislate and regulate a private market into providing a product that should be offered by the state.

      Taking on HAP is just asking for trouble, too many horror stories

      So is renting out in Ireland in first place legally, way too much risk especially while likes of S&P indexes been giving 20% returns year after year

      Probably because it’s an absolute gamble. Lots of very decent people on HAP. But there’s also a lot of scrotes. You hear horror stories about HAP tenants.

      I wouldn’t take the risk either

      I’m sure they’re not all like this, but it cost us 20k to remove our last HAP renter from our property after 2 years of no rent payments. Would never rent to HAP again.

      Annecdotally I have heard some HAP tenants are nightmare to deal with. Stuff like dealing drugs, up to shady stuff and very unstable. Problems start occuring with rent payments or other kind of stuff.

      Its unfair everyone is getting tarred with the same brush

      Take HAP away if anyone seriously want to see lower rents. It sets a (very high) floor. Is a terrible use of taxpayer money

      I tried renting out rooms in my house to HAP, but the local authority made it an absolute nightmare.

      It put me off. Fucking useless bastards.

      HAP is the clearest manifestation of failure by multiple governments to address the housing crisis in any meaningful or proactive way. Throwing good money after bad.

      I am over the threshold for HAP, I also can’t afford to rent anywhere near my work as rent is so high.
      The reason it’s so high is that I pay tax which gets handed to people as HAP, for them to compete against me in the market.

      The only solution is to rent rural where I can afford, and then commute over an hour to work, and pay a fortune in petrol for the trouble (which is taxed again).

      I come out with about 330 a wk after working 40 hours and commuting 13 hours on top of that. It’s 230 on the dole, and they get HAP, who’s the fool?
