Potresti perdere la tua casa/ appartamento a tua insaputa. Il caso sopra è solo uno dei tanti, non sono solo stranieri, ma sono obiettivi più facili.
Il sistema giurisdizionale bulgaro non funziona a tuo favore!
Ci sono alcuni passaggi che possono essere fatti per avere un ulteriore livello di sicurezza. Parla con il tuo avvocato e sii consapevole del fatto che ci sono molte truffe che vanno con diversi apprendisti per togliere la tua proprietà.

yep the court system is a shame and no one cares, a good solution (think self-insurance) is to pay any Lawyer/Notary to check on monthly basis the estate/court registries upon your NAME. this costs around 10 british pounds (yes! the kebap you ate yesterday cost more) and is electronic (takes around 30sec to generate the report). easy peasy … you know the drill
Not defending the “regarded” scammers, but also that’s why buying an uber cheap property in a country you don’t even live in yet, is just absolutely idiotic too. These people buy properties here, just because it’s super cheap, yet they buy these abandoned houses that no Bulgarian would even buy and in villages located in the middle of nowhere. Obviously a pretty risky thing to do, I wouldn’t buy a property in a foreign country if I don’t reside there, or at least it’d be a property that I’d give for rent and pay some company that will manage it while I’m away. Otherwise it’s just risky, especially in these villages in the middle of nowhere. If you buy something in a foreign country where you don’t even live yet, at least pay a company that will take care of it for you, change your address so you could receive all the incoming bills, papers etc…
Also get an e-signature like the other guy said and always check everything before and after you buy. Keep an eye what’s going on while you’re away.
In a way, this could’ve been easily prevented.
