“Lack of turnover” = rent controls. This happens everywhere that has rent control. People don’t want to leave cheap units, especially not for new units priced based on market. Then you have unbelievably low supply relative to demand, meaning no options for turnover even for those who can manage it.

“This does not mean that Airbnb activity has not had a detrimental impact on the private rental sector (PRS) in specific local markets, but it does not appear to be the root cause of the observed falls in available PRS accommodation nationwide,” the report said.
I think the argument being made all along was that the impact was detrimental. I’m not aware of anyone who thinks stricter controls will solve the housing crisis.

It’s hardly helping though

Most of the government are landlords, they have no intention of doing anything to fix this it suits them. It’s been a “emergency” for most of my adult life. For me an emergency would involve emergency powers like CPOs and weakening the ability of nimbys and local councils to object to development but there has been nothing close to what I would consider emergency responses. This is not a bug it’s a feature.

> the report’s authors linked the shortage of rental accommodation to a lack of turnover in the market with many tenants opting to remain in situ because of high rents on the open market or because they cannot afford to buy
It’s always been a supply and demand problem.

Government: “it’s not the landlords, private firms, mega corps, Airbnb, the construction industry, us or anyone else”
Angry people: “it’s the foreigners then so”
Government: “howl on now”.
That’s the thing with the lack of accountability in any western government now. Pass the blame and when the hotels start getting attacked then act shocked.

RTE and the Irish Times have both framed this in the most sycophantic way possible.
Here’s the sentence that has the “root cause” line in it:
>There is no correlation between increases in Airbnb activity and falls in new tenancies between 2019-2023 at the LEA level. This does not mean that Airbnb activity has not had a detrimental impact on the PRS in specific local markets,
but it does not appear to be the root cause of the observed falls in available PRS accommodation nationwide
You could just as easily write the headline “Report Finds Airbnb Exacerbates Housing Shortage” from that exact same information. Propaganda in action.
Edited to add the full quote from the report.

I hate this reductive shit and the poor headlines. This is not a simple issue with one cause. It’s a complex issue with many causes and while Airbnb might not be **the** root cause (root cause is always going to be supply) it definitely does not help having so many short term rental properties in the country vs so few long term rental properties

Obviously it’s Sinn Feins fault

No one blames AirBnB for the crisis here, but it is most definitely exacerbating an already dire situation here.
There is a reason why AirBnB is being singled out in other countries for this exact same reason.

**Blame:** planning law and financial lending policies.
There are 10 derelict boarded-up or run-down houses in a 600-m stretch from my parents house. They are an eyesore. Heaven knows the hoops through which I would have to jump in order to obtain a bank loan, sign the deed and then, to battle the council to renovate.
