      15% more expensive than surrounding areas, but significantly better quality and planning. Plus he offers first time buyers up 30% discount. Three quarters of the houses went to local people, so he’s meeting local needs.

      Poundbury and Nansleadan have been big successes that justify the price in my view.

      Ignoring completely that Charles’ “slightly more expensive” new towns come with all the infrastructure in place, and are largely owned by locals – so they also come with a good sense of community.

      The shit private developers put up (at the price Rayner wants) wouldn’t even be in the conversation for comparison to these new towns – given the choice, everyone would want to live there.

      Please just build upwards not outwards in our towns.

      The solution to the dying high street is of course to insert people into the area. Plus it is much lower carbon and has a pro-social aspect especially for young people who are the ones on the wrong end of this housing crisis.

      The amount of towns that feel they MUST retain their two storey townscape is just insane, we have an absolute allergy in the UK to building upwards and it’s such a frustrating and counter-productive attitude to have.

      I get uncanny valley vibes from poundbury. Plus the buildings are shoddy quality.
