Vivo in Germania (come olandese) da alcuni anni e lo adoro. Sto affittando un appartamento in un edificio a 6 appartamenti. Ogni appartamento ha il suo proprietario. La mia relazione con il mio padrone di casa è buona.
Di recente ho ricevuto la richiesta di pagare una somma aggiuntiva di denaro per coprire non pagati "Costi extra".
Sembra che una finestra generale dell’edificio sia stata sostituita. La mia domanda per te è: il proprietario può passare questi costi per me o, questa è sua responsabilità come comproprietaria dell’edificio?
Sono solo 67 euro, quindi non è un grosso problema, ma non voglio pagare in eccesso.

316,05 is the amount you owe and yes. Splitting the costs for repairing the window is legit if it was MAINTAINED, it is not legit if it was REPLACED in total.

As far as I know your landlord should not be allowed to do that. Furthermore I understand, that wanting to keep a good relationship with your landlord is vital but you are entitled to get a detailed look at the costs and how they result.
Maybe approach your landlord in person and try to be understanding/careful.

Yes, all additional costs (incl some insurances) can be distributed to the tenants as Nebenkosten. This says a total amount of 1756,05€ Nebenkosten were distributed to you for the year. Of this you already paid 1440€ with monthly prepayments, which means you still owe 316,05€.
Without knowing the specific circumstances of the window replacement. But this seems sth. like the Landlord must pay from his own pocket – thats what you are paying rent for.
Also this Nebenkosnteabrechung lacks a lot of formalities for transperancy.
