  1. So properties are consolidating among fewer larger landlords rather than going out into the open market for home buyers. Shame. I wonder what the repercussions of these mega landlords will be. Naivete would have me hope they could have slimmer profits on each property, but they’re probably all bastards

    Can definitely see how small time landlords would want to get out of the market before the new rules but it’ll have little or no effect on large portfolio landlords.

    The article asserts that this is due to smaller landlords leaving the market but I’d question that.

    Rightly or wrongly, landlords may be evicting in order to set the rents at a MUCH higher level for the incoming March rental rules as they believe they’ll no loner have a chance to do that once the rules come into force. 

    Additionally, perhaps landlord believe they will have a better return and more flexibility to remove long term tenants in favour of Airbnb lets.

    I believe rents will now skyrocket above normal rates for homes coming on the market after March and that will become the norm. I reckon we are fucked.

    Of course rents are going to sky rocket. The supply will be decimated for years.
    Good luck securing a rental in the future.
    Landlords have had enough. Jumping ship while sale prices are good. Its just not worth the headache.
    This is the government initiative to get small landlord out of the market with policy’s. And its working.

    This myth of smaller landlords leaving the market is BS.

    It really needs to die. It’s a narrative created by FFFG to suggest we need to mind our poor precious landlords in these difficult times.

    If they are leaving them why isn’t there much more second housing stock for sale?

    In truth they are using the excuse of selling to evict tenants so they can jack up rents.

    We NEED to legislate for Airbnb to be outlawed in Ireland, and start CPOing ghost estates and bringing them into circulation. The lack of action is staggering. Drag them out

    – government passes law that come March 26 you can’t terminate for 6 years except in very limited circumstances an everyone is to be brought under RPZ system

    – many landlords issue termination notices in advance while they still can

    And this is surprising?

    My landlord of 14 years gave me notice of termination last year. Had someone move in day after I moved out. HAP notified me that he overcharged me, lied how much he was receiving from them resulting in me overpaying him €4000 over the two years prior. Clearly still wasn’t enough for him. I was receiving HAP as I was earning below €30k and a sole occupant of the apartment. Landlord has a large rented property portfolio and I’ve been advised to leave it as it would drag on for years in court and even if you win the case they just don’t bother paying up with no repercussions for doing so.
