    2. Pro: the actual construction of the walls and roof only takes a day or two.

      Con 1: there’s still a lot of work to be done — plumbing, wiring, insulation, plastering, and so on. Typically these companies can offer a basic package, but it really is *very* basic. If you contract your own workers to do it for you, the toughest challenge is getting them all on the same page and coordinating with each other.

      Con 2: you can modify the plans and the company will do that for you — in some cases, local ordinances may mean you *have* to modify something, like the pitch of the roof. But every change to the standard plan costs extra, and these costs can mount up very quickly. We applied for (and got) a waiver from the local council so we wouldn’t have to change the roof pitch by 2°.

      Con 3: you still need an architect even though it’s a prefab, and architects that have to make their money with prefabs are architects who aren’t quite good enough to design their own houses. Once you’ve signed off on their proposals, you can’t complain when something goes wrong. Our architect made a rookie error with his calculations which we failed to spot, so our house is about 10 cm too close to the neighbouring property and our car won’t fit in the carport.
