Buongiorno, ho scritto ad un proprietario sei mesi fa (novembre 2025) che una lavatrice era parzialmente rotta. Qualche mese fa si è rotto completamente. Ci sono circa 25 appartamenti nella nostra costruzione e 6 lavatrici. Uno di questi è rotto, lasciando 5 appartamenti su 25 (per lo più monolocali e 2+1). Ci sono momenti nei fine settimana in cui tutti sono in uso, ma aspettando un’ora o due si risolve il problema (nessun programma). Quando ho chiesto al proprietario quale fosse il tempo stimato per la riparazione, ha detto "utilizzare gli altri". È normale una risposta del genere da parte dei proprietari/società svizzeri? Sembrerebbe strano/ti farebbe arrabbiare o sarebbe una risposta perfettamente logica? Edificio nuovo (massimo 10-20 anni), Wallisellen, 1450ch per un monolocale compreso Nebenkosten, ha avuto problemi nel chiedere una riduzione dell’affitto (ignorando i messaggi finché non ho contattato Mieterverband). Altre cose sono fisse in modo semi lento (porte anteriori – 2 giorni. Ascensore – 1 settimana. Blocco del cestino – 1 mese, lasciandolo aperto). Altrimenti i vicini sono tranquilli. La posizione è ottima.

    Cheap rent, modern building. Washing maschines are available but busy during peak hours but plenty of availability during the week?

    Hmmm sounds not like a problem the landlord has to fix / he could also simply remove the broken maschine.

    I would be careful how you act here, because if you ever need a new apartment and the landlord has to give you a reference, he can say you complained too much. This happened to me as well. It is not worth it. It sounds rather like a minor issue. Yes, his response is dismissive and very unprofessional, but proportionally, it is not that big of an issue. If you ask about the legal aspects, yes, he has to repair it within a reasonable time and since he does not plan to fix it, it appears that he is not going to fix it within a reasonable time so you do have a point here, but is it really worth it? I understand the frustration though.

    The lack of communication is annoying but other than that it seems fine?

    Also i have had the “pleasure” of working with elevator companies and 1 week seems very fast, which means he reacted quickly. 

    But yeah stuff like trash bin lock he probably just did the next time he went there (im assuming hes overseeing multiple Liegenschaften and didnt want to go there “only” for a trash lock)

    In my building there are 6 families sharing one washing machine and one dryer, and they’re always busy on weekends. Because of that, I usually do my laundry during the week.

    So honestly, 5 working washing machines for 25 apartments still sounds reasonable to me. And if they’re all occupied on weekends, that’s also pretty normal, everyone wants to do their laundry then. You probably just need to find less busy times during the week.

    I would stop paying rent and when he enquires about it you call tell him he has 24 more tenants, he can get paid by them

    5 machines for 25 flats seems fine. That’s 1 machine for 5 flats, normal imho.

    I would work on communication. Theirs is crappy but doesn’t mean you need to do the same. Also, why not write in the local language, which is easy today with AI?

    Additionally, if there is really an actual issue, you should send a written request via mail (Einschreiben). This will help you with the record for future disputes.

    Just posting ratio from my side. Living in Basel. 3 washing machines, 17 apartments.. It seems comfortable
