Ciao a tutti, affitto un appartamento in Bayern ormai da 2 anni. La cucina è molto vecchia e il proprietario ha detto fin dal primo giorno che non ci è permesso cambiare cucina. Ora abbiamo 3 problemi con la cucina: 1. Il ventilatore nella cappa non funziona e deve essere riparato. 2. La maniglia del forno si è rotta perché è di pessima qualità. (Foto allegata) 3. La cucina ha un rivestimento in plastica economico che circonda anche il lavandino. A causa dell’utilizzo dell’acqua attorno al lavello, il rivestimento vicino al lavello presenta alcune macchie di muffa. (Foto allegata) È nostra responsabilità pagare e sistemare queste cose o è responsabilità del proprietario?

If the kitchen is included in your lease, then the landlord is responsible for repairing or replacing defective appliances.
Note that it’s also common to have a clause in your lease called the Kleinreparaturklausel that makes you responsible for minor (e.g. <= 100€) repairs, so you may want to check and see what the threshold is there.
