Salve, ho un contratto di affitto a tempo indeterminato, significa che posso rescinderlo con un certo preavviso e riavere indietro la mia caparra non appena lascio la stanza? Il contratto non è molto dettagliato (vedi l’immagine) e non c’è alcuna menzione in merito.

Notice is 3 months, you usually don’t get your deposit right away. The landlord can keep it for a while for any occuring costs like utilities.
Translating § 573c BGB pretty directly:
> Cancellation is permitted no later than the third working day of a calendar month to the end of the month after next.
So if you cancel before the third working day in August, your cancellation will go into effect at the end of October.
Getting your deposit back after that will likely take a few months (usually between 3 and 6, but some landlords can be a pain in the behind and drag this out over a year). There’s not much you can do about that. At least for a few months (the mentioned 3 to 6) the landlord is assumed to be completely within their rights.
