    Quindi ho affittato una proprietà a Berlino per 2 anni. Ho avvisato il proprietario a gennaio 2024, al quale ha risposto che me ne sono andato a marzo, ma ho comunque pagato l’affitto ad aprile come da preavviso di 3 mesi.

    Oggi ricevo la bolletta dell’affitto di maggio (lui dice che a causa di tutti i lavori da fare non sono riusciti a trovare un inquilino prima) e una bolletta per le riparazioni di 8,5 mila dollari.

    L’appartamento è stato lasciato in ottime condizioni. L’unica cosa danneggiata erano i cassetti del freezer che si erano rotti per l’uso. Durante la prima ispezione voleva che bagnassi i pavimenti e pulissi le finestre, cosa che ho fatto. Pubblicherò le chat via email qui sotto.

      Did you both sign an Übergabeprotokoll when you left noting any damages? If he signed off on it with no agreement for you to pay for anything he’s SOL. Also if you both agreed and signed off what your last day was, he can’t ask you for rent payments for that time afterward.

      Did he send you a detailed bill of what the repairs of the 8.5k€ was? From your pictures the apartment looks pristine so it’s hard to imagine what he had done. There are certain maintenance cost that can’t be put on a renter. F.e. If the landlord decides to replace the floor as it’s worn out after 20 years of use. If you destroyed a brand new floor, then that’s on you as a renter.

      Did you sign an Übergabeprotokoll? All broken things in the flat should be listed there.
      If the floor is broken, it should be written there.
      You need to pay to fix all things that are broken. However, you only have to pay the remaining value (Restwert).
