Yes. Someone capitalizing an entire listing is certainly plotting some sort of fraud.

There like a million red flags:
a) wording sounds like a holiday trip
b) no viewing of the apartment
c) payment before viewing
d) talking to a lawyer (lawyers are for legal battles, if anything you might use a broker)
e) out of country
f) time pressure
g) using an account not in his name (this is probably another victim, acting as money mule)
h) wanting a copy of the passport (this copy will be used for further scams)
i) the hint, that you understand what you are signing (no serious business people would say this)

It’s a scam. Once a scammer said “i am in Greece and can’t show my house” So i said “i’m in Greece also, let’s meet” and he ghosted me
