Supply vs demand.
We are doing absolutely nothing to increase the availability of affordable housing or student accomodation, which drives more and more people into the rental market.
And measures that were introduced to try and minimise the rise in rent, like RPZ regulations, while well intended, are driving even more people into the rental market as landlords are forced to sell their properties or choose to leave them vacant for 2 years so they can bypass these regulations.

Even on minimum, two people get €3,830 a month rising to €4,068 in 2025 which is still manageable.

We only allow the absolute very best to be built, without ever requiring that people get value for money.
The reality is that there’s very little wrong with an 80 or 90% solution, but those aren’t allowed.

Repayments on a 250k mortgage over 25yrs are around €1500 per month. €1300 per month for a 2 bed apartment is not bad.
There are about 5000 better examples than this on Daft. If you move down the road to Galway you’ll pay €2k-€2.5k for a 2 bed.
