More and more of these schemes coming to market which is great, will take the heat out of the rental market for sure.

Expanding this (rather than expanding HTB to ridiculous levels or €300k gaffs) is a far better use of government money.

€1575 in shanganagh for a 2 bed is not cheap

I was lucky enough to get a 2 bed in the very first cost rental scheme in Sandyford for €1200!

The 35% rule for these is ridiculous. It means to avail of cost rental for a studio you need to be earning €53k and be making no pension contributions, etc., via payroll.

As with all these schemes, the above average earners win.

Help to rent, not help to buy. The money needs to stay in the system, and this scheme and its over-subscription are a prime retort to the ‘Irish people only want to buy, not rent’ attitude. Plenty of people will be happy to rent at lower prices either permanently or while they save for a deposit for a house purchase. But we shouldn’t be using money we could spend on building Cost Rental, to help people play the property market.
