Ciao ragazzi, probabilmente una domanda stupida ma è normale che un apartamento abbia un nebenkosten così alto anche se è completamente vuoto? Letteralmente solo un gabinetto e un scure e un lavandino in tutto un apartment? Quelli sono fissi o è come una cosa orientativa?

      Hausgeld and Heizkosten are estimates only. You get billed the ‘real’ cost later. 

      Those costs don’t seem totally crazy to me.

      Hausgeld is paid by the owner, and not the tennant’s problem…

      It depends on the size, the type of heating and the insolation of the building, but €170 in utilities doesn’t sound exceptionally high at first.

      I should have mentioned it earlier but the apartament has 2 rooms and 51m²

      In Germany, a landlord can charge tenants for a variety of expenses. The list includes, for example, heating (listed separately here), cold and hot water, sewage, garbage collection, janitor, property tax, elevator, and building insurance. Some items can depend on the details of your rental contract.

      At some point in 2026, you should receive an itemized bill for 2025, and ultimately you may get some money back or have to pay more, depending on actual cost in 2025.
