      2006 we build 88k units, 2024 we struggled to do 1/3 of that number.

      Wherever they did, The people in charge of this country have totally messed up when it comes to housing.

      A lot of things really need to change in this country and we should start with planning laws. Things like me living in Cork able to object to a housing development in Dublin just because I feel like it. You should have skin in the game before you can object to anything

    3. they were throwing them up though. we should definitely build more ~~houses~~ co living apartments, but we should not return to the standard of building that was going on just before the crash.

      While there is an issue with new home building output and cost, I would seriously warn against comparing it to the Celtic Tiger era.

      3 times more homes sure. But have we already forgotten how many of those were delivered with significant defects which have caused and are still causing severe headaches for their owners? Or how many houses were completed in unsuitable locations where no-one really wanted to live purely to satisfy speculative demand?

      Really this shouldn’t be looked at as the template for how things should be done, and this increased output probably had a lot to do with doing things wrongly.
