Ciao a tutti, sto cercando un appartamento, quindi cerco sul web e c’è un problema: Kaltmiete e Warmmiete non sono chiari (almeno dal mio POV).

    Si prega di chiedere se potevi descrivere cosa copre cosa?

    CHATGPT e Google OFC rispondono ma ci sono informazioni contraddittorie. Meglio sentire dalla gente del posto.

    Il “affitto totale” include il riscaldamento di cibi, elettricità e acqua?

    La maggior parte dei post del tempo dice che Miete non include Hk und Stromm, ma secondo Miete Brutto o Netto o Gesampt?

    🥲BTW, questi numeri sono pazzi per 40m2 piatto. Posso aspettare forse 2 settimane per l’applicazione Visa, ma sarebbe utile? Sto pianificando per settembre e aspetto un po ‘di più, dal momento che ogni giorno vedo post più recenti sul sito.

    1. For some reason they are doing US-style and not adding VAT in the first image, who the fuck knows why, I have never seen it for an apartment‘s rent. You‘ll pay 611,11 € / mo Warmmiete, but its not 100% sure if utils are included.

      It is not clear from this whether Gesamtbelastung includes heating or not. Most often it includes only Betriebskosten (operating cost of whole building), Kaltmiete (cold rent without heating) and Tax (but here it says excluding MwSt) so tax is not part of it.

      Usually Strom (electricity) is not part of this, unless it is an all inclusive apartment (rare but they do exist in Austria)

      kaltmiete=just the price of the available space you rent
      warmmiete= including heating costs/water afaik, but when it comes to electricity i encountered differences, sometimes included sometimes not (bitte verbesserts mich, wenn ich falsch lieg)

      concerning the “Gesamtbelastung”, since its more than just the available space, Heating costs might be included.
      I would always just message the people and ask them whats included, most are friendly.

      the “exkl. Mwst” means without VAT.

      and as a sidenote: 600 bucks for 40m^2 seems relatively cheap to me (living in salzburg).
      Depends largely on where you plan to go though. Yes, renting a flat in austria is very expensive at times.

    4. Kaltmiete is the charge for the flat only.

      Warmmiete includes water, heating, garbage collection(not sure if that’s the right term, English is not my native language)

      Electricity is usually not included but there are several providers you can choose from but you have to pay extra
