The Celtic tiger period obviously had its issues but to get out of this mess we need to do what’s necessary to get back to those house building levels.

For context, completions in 1995 was approximately 30,000. That real ramp started in the late 1990s and you can see the real bubble becoming apparent from 2003.

Keep in mind that houses built in the boom had a low standard of finish and lower regs to deal with.

Growing wealth inequality is the primary cause of our housing crisis.
Don’t mistake population growth with demand growth. Developers don’t build houses for poor people.
I have been working in a construction office for the last 10 years. The transformation in clients over those years is striking. Our bread and butter in 2015 were housing for young couples.
Now our clients consist of rich older/retired couples building holiday homes, investment properties and developers building multi-unit developments for guaranteed buyers like the council or housing bodies.
In the last 4 months we have had about 6 residential projects for young couple’s end abruptly when they got prices back on tender packages.

We need to open up the borders and allow builders to come in from places like Turkiye, Albania, BiH, Montenegro, Georgia etc. Tens of thousands of them, and pay them well so they can stay.
