Not surprised it’s Connells, they were the most pushy when it came to their services. Your Move were pretty bad too, they conned me out of £50 for anti money laundering checks then told me the buyer hadn’t accepted my offer.

In what other scenario is the seller allowed to collude with a representative about what is being sold and then you as the buyer have to exhaustively prove that the seller is indeed allowed to see you it?

Not surprised by this at all.
We were blocked from viewing our property by an estate agent who was selling to a friend.
We had to write a letter to the owners who lived in a different part of the country to get a viewing.
The estate agent had also under valued the property by 20% to sell to his mate.
We then put an offer in and made sure we let the estate agent know we were in contact with the sellar.
It was a massive setup to profit from the sale of a house by the estate agents, that went wrong for them.

When I bought my flat
I specifically only viewed 2 bed flats where the monthly total of mortgage plus service charge was £800. I don’t live in London and this gave me about 150 flats to choose from.
Settle on one put an offer in its bang on 800 all in excellent
Get told the service charge is due to drop because it’s currently paying for the roof and is set to half.
It takes 7 months for the seller to get to a point where exchange can be provisionally set, my mortgage offer expires and I have to get a new one at a higher rate driving my 800 to 850.
AND THEN
We get the service charge accounts through and the service charge is a £100 higher than what was on the advert and initial documents. It’s never been the figure listed. Confront the agent and they go well we can only go on what’s supplied
