Yes the entire process is fucked and councils and planning departments are corrupted.
Look how much it costs to build critical infrastructure, they’ve spent billions already on that Kent/Essex tunnel and haven’t even stuck a fucking spade in the ground.
Yet building companies can throw up shoddy built homes by the thousands, saturating local infrastructure and communities, all while making billions in profit.
Something’s fucked when even the house builders are moaning.

Didn’t labour make a big deal about planning reform? Are they actually pushing anything of meaning through parliament?

People do seem oddly determined to block or challenge any building for any reason.
Anecdotally, we bought our first house a few years ago, part of a big Victorian building project, lots of big terraced houses supplemented by sturdy 1930’s semi detached council houses. The whole area is very steep hills, with gaps in between the rows for trees etc.
My father in law is the most typical, arch-Tory you can imagine – well-spoken, tan trousers with belt, check farmer shirt, retired since the age of 43, owns multiple rental houses etc. etc.
Some planning went in for a new house to be built on a very steep slope across from us, down the valley and out of eyeline. That slope is mostly brambles, fly tipping, rats and dead scrub – ugly and no use to anyone. It’ll be a steep house, but that’s by the by.
My father in law was immediately chasing us to protest and challenge the building. We couldn’t figure out why. He couldn’t articulate why. He just kept sorting of shrugging and huffing about squeezing buildings in everywhere. How silly it was to build a house there. How it would affect our property value to have another house added (in this suburb of town with thousands and thousands of houses, from multiple eras).
He just seems to instinctively oppose any building, any change or any construction.
Pedestrianisation of a dodgy, underused street? Never! Replace crumbling railings with new ones? Waste of money! New flats alongside old ones? The world is ending!
Close old, uncared-for, dangerous church? Horror!
Restore said old church? We must stop them!

In Brighton we had a 450 home development on a disused ex gas container brownfield land. Originally it was 550 but local boomers and NIMBYs sprung into action to destroy the lives of people who can’t afford a single child or rent between two people.
Then after the election it was a new Labour councillor who read the planning report minded by the planning office to approve, and the labourist cancelled it.
Planning application first went in 2020, and this legal battle is still ongoing.
I’m disgusted to have voted labour and now have both of these last gen parties to a lifelong ban. They will never get my vote again, not even a tactical vote. They are dead to everyone under 45 who have had our lives ruined by NIMBYs forcing us out of our birth towns because they can’t tolerate new neighbours. They are also the xenophobic people who hate brown people. Their entire generation of self focused me me me boomerism is an affront to local community values, replacing with selfish greedy racist elderly people who hate everyone and everything.
The site is “Brighton gasworks redevelopment”.
Go look at the current site pics, then what it is to become, and then tell me with a straight face that it’s better off staying as a junk yard because NIMBYs constantly whine that there is not enough of this, too much of that.
I’ll tell you what there is too much off – organised Boomerati wrecking this country comprehensively, having retired far too early with too much time on their hands, and full of 1950’s racist conservative ideals which previous generations didn’t have to put up with when the average lifespan for a man was 64. Instead they are hanging around for decades more, blocking home building and sitting in huge mortgage free properties spending every second alive going against the interests of the people working very hard to meet the pension demands of a greedy selfish cohort of ladder pulling bigots whose sole focus is me me me.
Their long-dead parents would be disgusted with their behaviour too.

the housing crisis is the enduring legacy of Thatcher (and to a lesser extent Blair, mostly Thatcher). Selling off the social housing stock and never replenishing it, and crippling local authorities on the matter. the private sector had decades to do anything, and did nothing, as its in their interest for their to be a crisis – it creates the scarcity/demand that fuelled a significant amount of the UK’s “growth”.
“no no, you don’t get it, if we just change planning permissions, the private sector will definitely step up and provide. the market always provides. the government cant do anything, its too expensive and we just dont have money. “

The housing crisis isn’t the lack of houses… It’s that the ever growing elites are buying houses (and every other asset) as the wealth gap grows. That’s what’s bumping up rents and house prices sky high.
Big applications like housing development are being permitted at roughly the same rate they have been, with 90% of them being decided within their required deadlines. Though there has been a decrease in the total number of applications for housing development as well.
No doubt people will ignore this and say We MuSt BuIlD eVeRyWhErE, but its worthwhile stating.

This is probably people delaying submitting planning applications until the new, less stringent rules come into place right? Would be silly to try and get planning permission rn when the P&I bill is just around the corner.

Take away immigration and housing appreciation and you’ll find the UK economy and standards of living are way, way, way smaller/lower than 30 years ago.
Thats why no government does anything

Somerset council just announced a 12 week firebreak to deal with their application backlog where you won’t be able to talk to a planning officer directly so they can focus on their case load.
They also said that they won’t be accepting anything other than “minor changes” to drawings following feedback.
So basically, we’re going to find a reason to refuse it, tell you to either withdraw or we’ll refuse it and then it’s off our desk.
Or you can take us to appeal but does your client have 10-12 months and anywhere from 10-50k in their back pocket to throw out on a dice roll??

We had some flats near where I used to live rejected because NIMBYs were worried it would lower property values, in an area where even the shittiest bungalow is worth more than £500,000. It was only 15 flats (that the area could desperately use) but the NIMBYs (all of whom were probably retired) got their way. It is seven years later and the land remains undeveloped. I am sure someone is making profit off it in the background though.

Impossible to build here without one NIMBY or Boomer putting an endless work into getting it approved.
Even even worse when they rally together, cause untold misery to developments when there is an acute housing shortage, but benefits them as their house continually increases in value but nobody can’t actually buy a home or a stuck in the rental trap of parasite landlords.
System is screwed and until it is fully overhauled its going to be a continued fight against NIMBYs
Generation that got everything refusing to give future generations even a slither of benefits they received.
Planning Approvals were at an all-time low in January-March because Planning Applications were at an all-time low in the previous quarter.
The actual Approval rate went up a bit.
And the number of Applications was up in January-March, so we might be seeing an increase.
Also not sure why we are hearing from a random blog.

I’ve spent many years working on development projects and read a lot of the planning comments. It’s amazing how many people support growth, but not at the expense of *my* view.
But it’s not the only issue. There are a lot of factors affecting growth – lack of infrastructure spending is a massive impediment for one. I also believe there has been a bit of a pause on investment since the election as developers figure out what changes the sector is facing.

It should be noted that [the actual data](https://www.gov.uk/government/statistics/planning-applications-in-england-january-to-march-2025/planning-applications-in-england-january-to-march-2025-statistical-release–2) the article uses paints a far more complex picture. Most of the reduction in planning applications is from householder applications – things like extensions or putting up an outbuilding. There has also been a drop in commercial applications, which could reflect the fact that the economy is sluggish.
Big applications like housing development are being permitted at roughly the same rate they have been, with 90% of them being decided within their required deadlines. Though there has been a decrease in the total number of applications for housing development as well.
