
Di recente ho ricevuto una risposta su WG-Gesucht per un appartamento privato, l’appartamento è carino, ben arredato e ben attrezzato. È troppo bello per essere vero e per l’affitto menzionato è ragionevole rispetto ad altri elenchi che ho visto finora. Non so come fidarmi di questo perché la foto è buona ma può anche essere falsa. Ma il modo in cui ha menzionato le cose è legittimo. Vorrei ancora sapere un’opinione su questo, se possibile. Grazie

It’s 100% a scam. German landlords are not nice and they do not accommodate you like this. The biggest tell is you can have it furnished or unfurnished. No landlord would be willing to just move all the furniture out for you.
Imo just ask if it’s available for a viewing even if you can’t manage to go. If they tell you stories it’s likely a scam
I mean you can continue the conversation until the part about when to transfer comes up. No money until you moved in with a key given inside the apartment.
It’s rare that people use lawyer just for a rental contract, tho.

Yes, it’s a scam. Leases that can be “extended” are not legally possible in Germany. No landlord lets you choose between furnished and unfurnished housing, and no private landlord lets a lawyer “draw up a contract”. There are pre-made contracts where you can just fill in the name.
No apartment that you have not seen in person should be assumed to exist, nor should any landlord whom (or their representative) you have not met.
Hello everyone, my personal opinion is that if something looks too good to be true, it usually isn’t. I’ve heard there’s a shortage of affordable housing in Germany. So why would a landlord be so accommodating if it’s a regular apartment and not a shack? My German manager for my factory in Germany said that sometimes hundreds of people come to viewings. He could rent the apartment for more money without any stress. So why would he do that? Or are you old high school friends? Best, Teresa
Quite simply, if he can’t do a viewing because he’s supposedly abroad and he wants money first, it’s 100% a scam.
Unusually cheap apartments or similar also indicate this.
If it’s to good to be true it’s almost always a scam. Trust your gut feeling
Reply endlessly with extremely frustrating words, like “I will take it both furnished and unfurnished; please forward me your bank information immediately for best service.”
