
Stavo confrontando il costo della vita a Bratislava con le città degli Stati Uniti e ho notato quella che sembra essere una grande differenza nel prezzo relativo dell’affitto rispetto all’acquisto di un appartamento. Ad esempio, l’affitto di un appartamento a Denver è molto costoso, più del doppio dell’affitto a Bratislava, ma il prezzo per acquistare tali appartamenti è significativamente più alto a Bratislava.
Qualcuno può spiegare quali fattori potrebbero aver causato questo? Sono molto curioso di capire cosa sta succedendo qui.

I don’t know either, but I also find purchase prices out of whack with average salaries. I suspect a good fraction of that is driven by foreign investors or Slovaks returning back after making their money overseas.
In us you have to pay high property taxes…
Here’s my theory: in Slovakia, there are very few costs associated with owning the apartment once you buy it. You pay utilities, internet, etc., but that’s it. Property taxes are minimal in comparison to the US (we’re talking 100-200€ a year), insurance is like another 100-200€ a year, and there are no gigantic HOA fees. The majority of the apartments have no amenities that are much more common in the US (gyms, pools, etc.).
In the US, all these additional costs must be reflected in the rent.
The flat prices in Bratislava are notoriously high – especially if you compare them to other nearby/similar cities and to what people earn. Despite this, those flats are still being bought (many are bought by investors etc) & there’s not a lot of choice. In general, most of the economist/real estate professionals can’t really explain, how is it possible, as the prices should not be affordable for most of the people.
Renting prices are more real and reflect what people can actually afford. Also, renting is considered as wasting money in Slovakia, so people prefer to buy rather than rent, which might be a factor.
Did you try to compare the average square size of apartments? Might be that Bratislava has generally smaller apartments which would inflate the price per square foot.
Slovak rent market is relatively small (many people going into mortgage instead), because people here prefer mortgage. In surrounding countries, rents are usually more accessible compared to ownership. It’s just my guess, but one of the reasons could be, Slovakia was urbanized pretty lately, and renting was usually more common/traditional in towns.
Typical example of one “Tier 1” city in the whole country where everybody just migrates, there is no other place where money moves besides Bratislava, I think around 70-80% of all foreign investments end up there
Our interest rates are smaller than in US, usualy around 3-4%, meanwhile US is around 6-7%? My monthly mortgage is around 490€ a month for my two bedroom appartment on outskirts of bratislava.
Our city taxes are much smaller than in USA. I pay about 50$ a year in taxes for my 2 bedroom appartment, meanwhile i seen e.g NYC has 700-800$ a MONTH?
Our electricity is cheaper than in USA most likely.
And there could be other factors why renting here is cheaper than in USA.
When it comes to house purchases—prices are all time high everywhere. I dont have specific reason why would it be more expensive than in Denver, but To me your numbers seem inflated (i havent done my research, just observation).
Apples to oranges.
Bratislava is the Capital, and by far the most major city in Slovakia.
Denver is somewhere between Seattle and Oklahoma city.
AKA what the fuck is Denver?
Why tf would you choose Denver? Look, I live in Bratislava and I think it’s bad but Denver is known as one of the more expensive cities in the US.
