      Was talking to a mate in the industry the other day

      Builders are all holding off for the reduction in apartment size which is supposed to be coming and thats why none of them are starting projects and its down so much

      Housing commencements are down because of difficulties financing projects. No one is waiting for new rules.

      It’s probably a harbinger of a downturn tbh

      People on here won’t hear of it but…..

      Materials and labour are basically extortion at the current market rates.

      I know several people sitting with planning approved that won’t pull the pin until it’s absolutely necessary.

      In one case they bought a second hand 3 bed rather than build their own plans.

      We could see a kind of fucked up scenario where people needs homes but the cost of building not allowing them to be built – same thing happened in the early 80s
