Il mio contratto con il proprietario privato non menziona esplicitamente contatori d’acqua o che verrà regolato. Solo che pago 20 € / persona / mese. Ho vissuto qui 1 anno e ora me ne sono andato. Il proprietario ha inviato fattura per l’acqua che hanno ricevuto da Water Company. E vuole che paghi. Questo è il primo a sentire che ci sono contatori d’acqua. E non sto eseguendo un autolavaggio o qualcosa per ottenere 1500 €. Che ricorso ho?

    3. well, if i am reading this invoice correctly, you have used quite a lot of water in one year. could there be a leak somewhere? you could ask the landlord or the maintenance check if there is any leaks, and then discuss about the amount you need to pay if there is a leak.

      otherwise, learn how to use water effieciently, many people don’t realise how their daily habits use a lot more water than they think

      Well, the question isn’t whether you used that much water or not. You probably did, it’s not even that difficult if you take long showers. The question is, who is going to pay that bill? I would say the owner, since your contract didn’t say anything about balancing bill.

    5. It’s worded in a way that doesn’t make it crystal clear whether the 20 euro water charge is also included in the base rent or just the parking spot. But yeah, as the tenant you pay 20 a month for the water which is later used by the landlord to cover the water bill, that’s the whole point. Hard to imagine otherwise.

      Our family of 3 spends roughly 360 euros a year on water. Could there be a leaky toilet or something else constantly drawing water from the mains? Just curious, this is obviously not your problem, either, but the landlord’s.

    6. 235 m3 of water sounds extremely high, normal use would be around 35 (warm) and 66 (cold) m3/year for a 3-room apartment. Is the water meter broken?

      You do pay 20€ per month per person, but I don’t know anyone who doesn’t get an extra water bill. Usually thats about 300-500€ every half a year more. Water is expensive as well here. If you take daily long and warm showers, you can easily get to that amount. And since this is for a year, this looks legit

      You dont actually have to pay it. The contract doesn’t state that the water is by usage. It has a 20e per month cost and no matter what the owner says, you have it on paper.

      However, they have your deposit. So I would probably pretend that you might pay it (never say anything direct about it) and then when you receive the deposit, just stop talking to the owner.

      Contract is unambiguous, no two words about it.

      This is a fairly standard practice for apartments with water meters that are checked manually. You pay according to predicted water use, and the water meter is checked once a year. The user is then billed or compensated according to their actual consumption.

      It could be a broken water meter. This happened someone I knew.

      Definetely question the bill.

      There is only that 20 euros/month/person mentioned, so you are not liable for any metered water consumption. You don’t have to do anything.

    13. Yeah the water bill correction is normal. It just that your consumption according to the meter is exceptionally high you should ask the landlord to have the building company to check for leakage maybe.

      Also if your rent is 20e/person/month then the amount deducted should be -240? I saw the bill said -399?

      Check your rental contract and whether you’re legible to pay it.

      I don’t shower everyday unless it is hot outside. Usually shower is every second day after my exercise routines.

      It’s quite an old opinion (2008) and these decicions are non-binding, but in essence Kuluttajariitalautakunta said that if your lease only mentions a monthly cost and leaves out any mention of tasauslasku or billing by usage, the landlord can’t charge you for it.

      I’d show this case to the landlord and if they don’t change their mind, take the matter to kuluttajariitalautakunta. It’s non-binding, but if the landlord doesn’t win there, they probably won’t in court either.

    17. That’s pretty expensive water, your cold water is sligthly above the average, and hot water is quite expensive in your case. Take into account that that is for the whole year, also if you already pay for the water 20€/month that should be deducted. Also is there other people living there?

    18. The contract seems to clearly state that you pay 20€ and it is included in the rent.
      However, be aware that the law changed in 2020 and specified that water bills should be based on actual consumption and requires installation of water meters in new buildings. If your building is new or has just installed them anyway, you may not have much of a case.

      From the contract, you agreed to pay €20/person/month, and that’s all that is written. This means you are not contractually obligated to pay extra, even if your water usage ends up being very high.

      Unless they can prove you neglected or caused intentional damage. Without any proof, they must eat the cost. The burden is on them. You are safe from this insane bill.

      If the lease agreement does not mention anything about water meter, then it’s fixed price at 20€. Don’t pay the bill not addressed to you. It will be a headache of your landlord.

      You didn’t mention how many people are living in your household. So hard to say if the used amount is correct.

      Though, we once got a surprisingly large water bill (usually at the end of the year we get money back) last year. It was about 500€ so it was suspicious. I asked the maintenance company to go reread the meters, after a few days they answered “we read the Meyer again and it was correct”. So naturally I went to read the meter myself. Yup, you guessed it. They have read it wrong and tried to charge for an extra 59m³ of hot water. Took a picture of it, sent it to the maintenance company and told them to get their shit together.

      Though, reading the meter you would need to know what it said when you moved in.
