Ciao, ho appena ricevuto il mio Nebenkostenabrechnung dallo scorso anno (da settembre a dicembre) ed è il mio primo in assoluto. Non lo capisco esattamente. Ho pensato che sarebbe stato molto più dettagliato soprattutto dalla parte di Heizung. Ho alcune domande: è un normale arechnung? Non so cosa significano 7231,38 nell’Heizung. Qual è la misurazione? E suppongo anche che 393,10 € sia quello che devo pagare, quindi perché 19,57 € arrivano alla fine?

    No this is not normal.

    A proper *Nebenkostenabrechnung* should include a *date*, *name/address of rental property*, *billing period*, *units*, *billing bank account*, *date of payment*, etc…

    Ask for a proper statement and if they ask for a reason why you can always say “I need it for my tax statement”.

    Very few details on the statement. Request individual receipts and check the figures yourself. I don’t see anything on this statement that indicates it only refers to part of the year.

  3. Yeah, this isn’t exactly a detailed nicely formatted Nebenkostenabrechnung and it probably doesn’t even fullfill all legal requirements.

    It looks like the first column is what the cost for the whole house for that item is. After that, it tells you how your share for this item got calculated (je Wohnung = per appartment, nach Wohnfl = per square meter, je Person = per person), and the last column tells you how much you have to pay for this item.

    So 7231,38€ is what the heating costs for the whole house was, out of that you have to pay 880,82€. The Nebenkostenabrechnung should come with a seperate Abrechnung regarding heating from Techem, which has more details.

    The total costs for you are 1293,10€ of which you already paid 900€, so you now have to pay an additional 393,10€.

    Some labor costs regarding services around the house can be deducted from your taxes. This is what the 19,57€ are for, it’s just in case you want to add this to your next tax returns.
