      I mean, it is completely ridiculous how unregulated this sector is. Buying a home is the most significant purchase most people will ever make, and it’s legally treated almost entirely the same as buying shit off eBay (it’s just another private sale between individuals, so almost entirely unregulated and caveat emptor applies).

      It’s also stupid how little information is included in property listing and how little work estate agents actually do.

      They list properties with no information about the lease, ground rent, service charge etc, no floorplans or measurements, no EWS1 (if applicable), and when you go to view a place and ask them questions, they never know any more information other than what’s on the rightmove/zoopla page.

      So yeah, the whole “mandatory information to be provided” thing is great, would save a lot of time for me as a soon-to-be first time buyer.
