Cercavo un posto in cui vivere più vicino al mio lavoro, sono andato a vedere una stanza che sembrava a posto ma quando ho ritirato immediatamente questo accordo, non riesco a immaginare di vivere così e di pagare così tanto per il privilegio

      This looks like you’d be a licensee and not a tenant.

      At least one thing in this ridiculous tenancy agreement is breaking the law, notice must be given at least 24 hours in advance before entering the property I’m sure more of it is too

      This seems owner occupied, which would make the person paying rent a licencee not a tenant. It means you are basically a paid guest in the house.

      The content of this is obviously insane, but I think this is legal as, again, it seems to be a licencee agreement.

      Is this a room in a shared apartment or a sole occupancy situation? Cos like, I’d very much like to see someone breaking into my privately rented accommodation to make sure I don’t have appliances on the counter I’m renting 😭

      Lol “any breaking of rules or cleaning will result in keeping of deposit”. I would enjoy testing that.

      Successfully took my last landlord to the rtb exactly due to that nonsense. No landlords you are actually expected to do some maintenance before you go back to overcharging people.

      Which of these rules specifically is crazy? These lists get compiled due to people taking the piss. This is a licence situation not a tenancy so probably perfectly legal. If there are two or three rooms in a house being rented out then conflict and unhappiness for all other parties is gonna happen when one person doesn’t clean up, leaves their bike taking up half the hallway, leaves half the crockery on the countertop, blares music and leaves their weird mate in the gaff while they aren’t there.

      The only one that is a bridge too far for me is the heating one, that is very arbitrary.

      Likely the owner has this as their primary residence to try to get the best of both worlds lease/licensee.

      OMG!

      The thought of someone in winter wrapped in a blanket watching as the clock inches round toward eight is a sad thought.

      A vending machine stocked with nice sloppy lukewarm gruel would be an asset that would remove the need to cook, it would also meld in with the ambiance of the establishment.

      Some points aren’t extreme, smoking for example, being a smoker myself I know how smelly it is and how can destroy soft furnishings and stain areas. Same with who’s coming and going and actually staying in the property, it can be a breach of Insurance, comfort and security for other tenants same with keys, a non tenant shouldn’t have keys to a property. The rest is basic decency which most ppl don’t understand today

      That is a mentally unwell person. In a regular tenancy a lot of this is not enforceable, but I wouldn’t fancy being the guy explaining that to whoever drew this up.

      This really looks like a subletting or else owner occupied apartment. I couldn’t imagine living in this type of situation.
