Recentemente ho visto un attico semi finito. Questo è abbandonato da un po’ e ci sono perdite d’acqua e danni ovunque. La maggior parte delle pareti di gesso sono ricoperte di muffa nera scura.
La mia domanda qui è: chi è il professionista giusto da contattare per vedere cosa è necessario fare e ottenere preventivi? Un architetto? Un costruttore? Un esorcista?

Many people will say an architect. I would suggest you stay away from them unless you have someone you really trust.
For water to start entering at penthouse level, there’s something wrong with the water proofing. Either of the roof itself (kontrabejt / inverted roof) or some breach in the plastering.
The source of ingress is not always obvious. You could have a crack at the back facade that somehow results in water in your front room.
If it were my property, I would start by taking a good look at floor of the rooftop. Any obvious cracks or signs of damage? Do you have like a skirting around the perimeter to protect from seepage that way? (Tila either membrane, looks like a bandage covering the bottom of your perimeter wall and also a bit of your floor). Any obvious cracks or damage to the plastering as far as you can see?
If the answer is still not clear, this is where you start bringing in professionals.
